"The PCS Process"  What It Looks Like Working With Me

PCSing can feel like a lot. Orders drop, timelines move fast, and you’re trying to figure everything out at once.

 

That’s where I come in.

 

I don’t just help you find a home. I guide you through the entire process, so you feel confident every step of the way.

 

Here’s what it looks like when you PCS and work with me 👇

📍 Step 1: Orders In Hand (ASAP)

 

As soon as you get your orders, reach out to me.

 

We’ll go over:

  • Your timeline

  • Your budget

  • Your goals (buy, rent, or sell)

  • Areas that make sense for you

 

👉 This is where I help you build a real plan, not just guess.

📍 Step 2: 60–90 Days Out — Game Plan Mode

 

Now we start getting serious.

 

I’ll help you:

  • Connect with a trusted lender (VA loan or conventional)

  • Get pre-approved

  • Start narrowing down homes

  • Break down what your monthly payment really looks like

 

👉 No confusion. No surprises. Just clarity.

📍 Step 3: 45–60 Days Out — Locking In Direction

 

At this point, we know what you want.

 

We’ll:

  • Narrow down neighborhoods

  • Schedule virtual or in-person showings

  • Start identifying the right home

 

If you’re selling, we’ll also:

  • Prepare your home for the market

  • Talk pricing strategy

  • Get it ready to list

 

👉 This is where things start moving fast.

📍 Step 4: 30–45 Days Out — Offer Time

 

Once we find the one… we move.

 

I’ll:

  • Structure a strong offer

  • Negotiate on your behalf

  • Walk you through every number and term

 

👉 My job here is to protect you and put you in the best position to win.

📍 Step 5: Under Contract (30 Days to Close)

 

Once you’re under contract, I stay on it heavy.

 

We handle:

  • Inspections

  • Appraisal

  • Repairs & negotiations

  • Lender communication

  • Closing prep

 

👉 You’re never left wondering what’s going on. I keep you updated the whole time.

📍 Step 6: Moving Week

 

Now it’s go time.

 

I’ll remind you to:

  • Keep important documents with you

  • Separate essentials (don’t let movers pack everything)

  • Stay organized during pack-out

 

👉 This part can feel hectic. I help keep it smooth.

📍 Step 7: Arrival & Closing

 

Once you arrive:

  • You check in with your unit

  • We finalize closing (if not already done)

  • You get your keys 🔑

 

👉 This is the best part. You’re officially home.

📍 Step 8: After the Move

 

Even after closing, I’m still your guy.

 

I help with:

  • Local recommendations

  • Contractors & services

  • Anything you need settling in

 

👉 My clients don’t just close, they become family.
